- 10% (Renewal charges: 7%)
- Verify the tenant's right to rent before the tenancy begins

- Conduct viewings seven days a week, including out-of-hours if necessary
- Prepare tenancy agreement
- Provide tenants with the correct bank details to set up a standing order
- Promote and advertise your property diligently
- Arrange inventory, check-in, and check-out if required
- Negotiate terms and draft a bespoke contract
- Collect references on behalf of your tenant
- Retain a copy of your keys throughout the tenancy
- Arrange Gas Safe Certificate (GSC) and Energy Performance Certificate (EPC) if required
- Oversee tenant move-in and complete the full sign-up process
- Provide marketing feedback and updates
Rent Collection
- 12.5% Includes all services under Let Only, plus
- Pursue non-payment of rent and advise on actions for rent arrears
- Negotiate tenancy renewals
- Collect and remit rent throughout the tenancy
- Protect tenant deposits with an approved scheme
- Instruct approved contractors on your behalf
- Deduct commission fees and other agreed-upon costs
- Make any necessary HMRC deductions and provide the NRL8 form to the tenant (if applicable)
Full Management
- 15% Includes all services under Let Only and Rent Collection, plus:
- Transfer utilities at the start and end of the tenancy
- Pay contractors on your behalf
- Ensure compliance with changing legislation
- Arrange repairs, maintenance, and refurbishments
- Negotiate deposit release
- Act as liaison between you and your tenants
- Manage your property during vacant periods
- Access competitively negotiated contract pricing
- Assign a local, dedicated property manager
- Conduct comprehensive bi-annual inspections
